Ann is chair of Prince Lobel’s Real Estate practice. Her practice focuses on general real estate (acquisition/disposition, leasing, financing, entity formation); land use/environmental permitting (zoning, subdivision and environmental permitting and appeals); and environmental remediation.
She advises clients on all aspects of commercial real estate development, acquisitions, dispositions, and leasing over a broad range of industries, including office buildings, retail properties and centers; restaurants, lab/research and development properties, hotels, warehouse and industrial properties, subdivisions, age-restricted housing and multi-family housing projects, and mixed use developments. She frequently represents parties involved in sale/leaseback transactions, construction and permanent financings, joint ventures and debt restructurings. Her leasing practice covers a broad range of tenant uses including many with unique issues related to use, regulatory/financing restrictions or location. She has particular expertise in the creation of condominiums and provides counsel to condominium associations in updating and enforcing condominium documents.
Ann has represented parties in legal proceedings arising out of federal and state hazardous waste sites, including private cost recovery actions, as well as in claims for insurance coverage for environmental contamination and remediation, and guided clients through complex brownfields redevelopment regulatory and financing issues. She has also represented clients in the local permitting of retail, residential, office, and mixed-use development projects, including comprehensive permit developments. Her experience includes securing and challenging project approvals under the state Wetlands Protection Act, local wetlands bylaws, the Massachusetts Environmental Policy Act, waterways regulations, and addressing issues arising out of the Americans with Disabilities Act, asbestos regulation, clean air requirements, the Resource Conservation and Recovery Act, and clean water issues, among others.
